The future of sustainable construction isn’t just about design intent; it’s about tracking performance in real-time. We are happy to share a groundbreaking project where we are actively tracking and reducing embodied carbon throughout the construction phase for a major 41-floor commercial mixed-use development in Mumbai (13.34 lakh sq. ft).
The Challenge:
Our client faced a growing imperative from investors and stakeholders to accurately disclose their Scope 3 emissions and demonstrate a clear path to net-zero. The question was: How do you move from a theoretical design-phase model to verified, on-site reductions?
Our Solution:
Conserve Consultants implemented a dynamic, two-stage Life Cycle Assessment (LCA) strategy:
1. Baseline Establishment: We conducted a comprehensive LCA during the design stage, setting a benchmark of 665 kgCO₂e/m².
2. Construction-Phase Tracking: We are performing follow-up LCAs to quantify actual emissions from procured and installed materials, creating a live “decarbonization pathway” to ensure the project stays on track.
Tangible Achievements & Strategies:
With 60% of construction complete, we are already seeing significant results from the low-carbon strategies we implemented:
✅ 4% Reduction Achieved: Current emissions are down to 636 kgCO₂e/m², with a target of 571 kgCO₂e/m² (a ~15% total reduction).
✅ Local Sourcing is Key: Procuring reinforcement steel locally led to a 76% reduction in transportation-related carbon for that material.
✅ Innovative Material Swaps: Replacing cement plaster with gypsum plaster resulted in an 81% reduction in emissions for that application.
✅ Circular Economy in Action: Using formwork with 98% recycled content nearly eliminated emissions from that component.
This data-driven approach ensures every decision is informed and contributes to the overall sustainability goals, supporting certifications like LEED, IGBC, and GRIHA, and aligning with BRSR frameworks for ESG disclosure.
