Key Government Incentive Highlight

The Government of West Bengal’s Urban Development Department, through Circular No. 2052UD/O/M/HID/5M28/2016, defines a “Green Building” as a structure designed and constructed using environmentally responsible and resource-efficient processes throughout its lifecycle.

To incentivize sustainable development, certified green buildings (requiring IGBC Gold or higher or GRIHA Four Star or higher ratings) are eligible for 10% additional Floor Area Ratio (FAR) at a fee of 10% of incremental land value (based on circle rates or WBHDCO Ltd. lease premiums), subject to compliance with the Land Use and Development Control Plan (LUDCP) and norms from regulatory authorities like the Environment Department and Fire Services. Projects must undergo precertification by designated agencies (GRIHA or IGBC), undergo periodic inspections during construction, and receive final certification upon completion.

Unlocking FAR Benefits:
As per the West Bengal Urban Development Department’s guidelines, IGBC Gold-certified projects are eligible for 10% additional FAR at just 10% of the incremental land value (based on circle/lease premium rates).
