Phase 1: Register for Net Zero Energy certification:
Calculate the Energy Performance Index (EPI) as Annual Energy Consumption in kWh/Built-up-area in m2 or ft2.
Pre-requisites:
The EPI shall be lower than the baseline established by the Green Building Council for the building typology.
Thermal comfort of the occupants, in terms of actual temperature & RH and surveys, has to be demonstrated.
Phase 2: Optimise the energy performance of the facility:
The most critical step towards net-zero is to minimize the facility’s energy demand. This shall be done either through a) level 1, 2 & 3 energy audits to identify the operational improvements, design enhancements and technology advancements. (OR) b) carrying out the energy simulation exercise (most recognised) for the facility with actual design of passive & active design measures, schedule, occupancy density, etc.
Subsequently, feasible improvement measures can be implemented.
Phase 3: Generate or procure renewable energy or buy the Renewable
Energy Certificates (RECs):
After reducing the energy consumption, the final step would be to do the energy balance, which compares the total amount of energy delivered to the building from the grid + DGs versus the amount of non-renewable energy displaced by renewable sources. RECs shall be accounted for in the energy balance calculations.
Phase 4: Track performance for the most recent 12 months and submit for certification
For 12 consecutive months, the facility must track and verify its performance to demonstrate it has achieved a net-zero energy balance. This is done through the Green Building platform guidance/equations.
