Our recent collaboration with one of Western India’s largest commercial office towers (15,00,000 Sq. ft.) in Mumbai is a shining example of how a Performance & Safety Audit can prevent downtime, enhance reliability, and save costs.
The Challenge:
The O&M team was facing persistent pitting corrosion in the chilled water headers, despite maintaining strict water quality standards and using recommended chemical treatments. This led to repeated water leakages, costly shutdowns, and operational hurdles over the past 2-3 years.
Our Approach:
Working closely with the project team and chemical treatment vendors, we conducted a root-cause analysis and uncovered the issue:
🔍 Micro-organisms Corrosion (MIC) caused by Sulfate Reducing Bacteria (SRBs) in low-velocity sections of the headers.
🔍 Our detailed analysis revealed that stagnant or low-velocity water conditions fostered SRB growth, leading to Iron Sulfide (FeS) formation and corrosion.
The Solution:
We recommended a higher dosage of biocides to address the SRB issue, effectively resolving the corrosion problem without any additional capital investment.
The Results:
✅ Zero Leakages: The recurring leakage issue was completely resolved, eliminating the need for frequent shutdowns.
✅ Cost Savings: The solution required “0” Rs investment, proving the value of a proactive Performance & Safety Audit.
✅ Enhanced Reliability: By addressing the root cause, we improved the system’s reliability and extended its lifespan.
