Client

Divyasree Omega C is one among the three blocks of Divyasree Omega, strategically located in the Special Economic Zone of Madhapur in Hyderabad.

Challenge

The site area of the project was 2.5 lakh sq ft with a built-up area of 6.7 lakh sq ft including amenities like ATM, cafeteria, amphitheatre and sports complex. Ensuring the global sustainability standards within the budgeted cost was a challenge.

 
 
 

Solution

  1. Green spaces exceeded the prescribed local bylaw guidelines by 25%.
  2. Minimum 14.5% of landscape area maintained out of the site area (the topsoil had been preserved during construction and re-applied for landscaping).
  3. Recycled materials used were 15.25% of the total materials by cost.
  4. 80% of the materials used in construction were procured locally.
  5. 90% of regularly occupied spaces with direct lines of sight to outdoor views.
  6. Highly efficient CFC and HCFC-free HVAC-R equipment were installed.
  7. AHUs with variable frequency drives used.
  8. Several cost-effective Energy Conservation Measures (ECMs) used resulting in 16.26% improved annual energy consumption over ASHRAE building baseline.
  9. Rainwater harvested and Wastewater treated and reused for 100% of requirement.
  10. Awareness created through signages and collaterals for tenants, staff and visitors to follow and ensure sustainability.

Benefits

The budgeted cost factored in the requirements of a LEED India Gold Rating resulted in reduced operating cost without any additional capital expenditure.
